NOTICE OF CONTINUATION OF PUBLIC HEARING - LANDOWNER

REQUEST FOR ZONING AMENDMENT - FOR AN OPEN SPACE DESIGN

ORDINANCE (OSDO) AS AN OVERLAY WHERE AT LEAST 125 ACRES

OF TOTAL LOT AREA IS IN THE R-1 (NEIGHBORHOOD RESIDENTIAL)

ZONING DISTRICT AND NO MORE THAN 7% OF TOTAL LOT AREA

MAYBE IN OTHER ZONING DISTRICTS

 

The Board of Supervisors of Upper Mount Bethel Township, Northampton County, Pennsylvania, will hold a continuation of a public hearing on Wednesday, April 30, 2008 at 7:00 pm. at the Mt. Bethel Volunteer Fire Company, 2341 North Delaware Drive/SR 611, Mt. Bethel, PA 18343.  The purpose of this hearing is for the Township Supervisors to hold a public hearing to inform, discuss, accept public comment and take testimony on whether or not to adopt a proposed landowner zoning amendment to the Township Zoning Ordinance on parcels of land owned by Twin Gap Farms, Ltd. totaling approximately 215 acres located primarily in the R-1 (Neighborhood Residential) Zoning District with Tax Parcel l.D. Nos. D11-5-5, C11-30-8A and C11-30-10 and situate along Potomac Street and Delaware Drive (SR 611) The amendment has been requested by the legal owner of the property, Twin Gap Farms, Ltd. The purpose of the amendment is to create an Open Space Overlay Zoning District that is designed to preserve open space while controlling residential and village growth. The amendment allows for a mixture of commercial and village center uses along with single-family, two-family, townhouses and aged-restricted residential housing at greater densities and in a cluster style and village center development while preserving open space. These amendments would require public or community water and/or public or community sewer systems. Full copies of the text of the proposed ordinance amendments and supporting documentation may be examined without charge at the Township Municipal Building, 387 Ye Old Highway, Mt Bethel. PA 18343 during regular business hours (Monday through Friday, 8:00 am. 4:00 p.m.) by requesting a copy(ies) from the Township Secretary; or, copies may be obtained upon payment of the Township’s cost for copies and for collating same. Further, copies of the proposed ordinance amendments are on file with this newspaper for inspection and attested copies of the proposed ordinance amendments will be filed with the Northampton County Law Library located at the Northampton County Government Center, Seventh and Washington Streets, Easton, PA 18042. All interested persons and parties are invited to attend and offer comment prior to the Board of Supervisors taking any official action on the request.
